Transfer Tax on $500,000 by Province
Base tax only (no first-time buyer rebates, no Toronto MLTT; Quebec at the provincial rates).
How it works: Most Canadian provinces charge a property transfer tax (or land transfer tax) when you purchase real estate. The tax is typically based on the purchase price and uses progressive brackets. Alberta, Saskatchewan, and the three territories do not have a transfer tax — they charge nominal registration fees instead. Ontario buyers in Toronto pay an additional Municipal Land Transfer Tax. First-time home buyers in Ontario and British Columbia may qualify for rebates that reduce or eliminate the tax on properties below certain thresholds. Quebec's “Welcome Tax” (droits de mutation) is collected by the municipality, has no first-time buyer exemption, and is higher above set thresholds in many cities: pick Montréal, Québec City, Laval, Gatineau, Longueuil or Sherbrooke to apply that city's own schedule.
BC Property Transfer Tax Rates (2026)
| Fair market value | Marginal rate |
|---|---|
| First $200,000 | 1% |
| $200,000 – $2,000,000 | 2% |
| $2,000,000 – $3,000,000 (residential) | 3% |
| Over $3,000,000 (residential portion) | 5% |
Rates are marginal: you only pay the higher rate on the part of the value inside each band. The further 2% applies only to the residential value above $3,000,000. The calculator treats the whole purchase price as residential, so for a mixed residential and commercial property the tax above $3,000,000 can be lower than shown.
First Time Home Buyers' Exemption
A qualifying first-time buyer is exempt from PTT on a home with a fair market value of $835,000 or less (a saving of up to $8,000). Between $835,000 and $860,000 the exemption is proportionally reduced, and from $860,000 up there is no first-time exemption.
You must be a Canadian citizen or permanent resident, meet BC's residency test, never have owned a principal residence anywhere in the world, and use the home as your principal residence. See the BC first time home buyers' program page for the full conditions.
Newly Built Homes and Foreign Buyers
Newly built home exemption: a qualifying newly built home with a fair market value below $1,100,000 is exempt from the full tax, and the exemption is proportionally reduced up to $1,150,000. It is not included in this calculator.
Foreign buyers: foreign nationals, foreign corporations and taxable trustees pay an additional 20% on residential property in specified areas of BC. It is not included in this calculator.

Frequently asked questions
How much is property transfer tax in BC?
BC charges 1% on the first $200,000, 2% from $200,000 to $2,000,000, and 3% above $2,000,000 of the fair market value. A further 2% applies to the residential value above $3,000,000, which makes the top rate 5% on that slice of a wholly residential property.
Who is exempt from BC property transfer tax as a first-time buyer?
A qualifying first time home buyer pays no property transfer tax on a home with a fair market value of $835,000 or less, a saving of up to $8,000. Between $835,000 and $860,000 the exemption is proportionally reduced, and at $860,000 or more there is no first-time exemption. The buyer must also meet BC's citizenship or permanent residency, residency, never-owned and principal-residence conditions.
Is there a property transfer tax exemption for newly built homes in BC?
Yes. For a newly built home registered on or after April 1, 2024, the exemption equals the full tax when the fair market value is below $1,100,000, and is proportionally reduced between $1,100,000 and $1,150,000. This calculator does not model the newly built home exemption; use BC's own calculator for that case.
What is the additional property transfer tax for foreign buyers in BC?
Foreign nationals, foreign corporations and taxable trustees pay an additional property transfer tax of 20% on the residential property in specified areas of BC, on top of the general tax. It is not included in this calculator.
When do I pay BC property transfer tax?
The tax is based on the fair market value on the day the transfer is registered at the Land Title Office. Your legal professional files the return and the tax is paid when the property is registered, so budget for it on top of your down payment.
